ARCHITECT: Ware Malcomb - Princeton, NJ
This LEED Silver-certified, 67,000 square-foot renovation project began with two demolition phases to accommodate employees remaining on site. Sweetwater provided cost control and value engineering during this period in preparation for construction of five work areas distinguished in design by countries of L’Oreal headquarters. The resulting space is primarily open, with conference, training and huddle rooms, pantry, informal meeting spots, and lockers in each “country”. Included a 7,000 square-foot testing lab and 3-D printing room for R&D. Design highlights include a mix of finishes, open ceiling, textile clouds, and custom murals by well-known street artists.

DESIGN TEAM: Marner Architecture (interior) - New York, NY, Gensler (exterior) - Morristown, NJ
Sweetwater completed a 160,000 square-foot tenant renovation of portions of the 1st, 2nd and 4th floors, as well as the entire 3rd floor for offices, open administrative stations, meeting rooms and miscellaneous support spaces. Space includes a data center and network operation center, pantries, and a new exterior façade and vestibule. A custom staircase with stainless steel railings was installed from the second floor lobby to the third floor offices and entertainment/open work area.

ARCHITECT: Gensler - Boston, MA
Sweetwater performed this 111,000 square-foot, 3-story re-stack to include updates of the base building mechanical systems and interior renovations. Areas of renovation include a mostly open office setting, with conferencing, huddle areas, server room, fitness, and cafeterias. Design features include wall murals throughout the workspace, and lighting featuring Philip’s latest innovations in LED lighting, controls and daylight harvesting. The highlight of the project was the application center, simulating consumer sectors such as bar/restaurants, fashion and grocery retail, hotel and more, and the lighting products for each.

DESIGN TEAM: JZ+D - Princeton, NJ
Sweetwater completed this renovation of an existing café/lounge, and converted adjacent conference rooms into an expanded kitchen with prep space. Café elements include a coffee kiosk, servery, bar and buffet counter. The work, on the ground floor of an occupied office building, included demolition, new partitions, doors and ceilings, and replacement of finishes. A building vestibule leading to the patio was replaced and exterior terrace scope included new landscape features, open-air pavilion with seating, and bar trellis.

6,200 square-foot improvements of existing café, server, lobby, fitness room, and conference room, located on the first floor of office building. Included construction and installation of new partitions, millwork, wall and floor finishes, ceiling systems, light fixtures and MEP systems.

ARCHITECT: 3-D Architecture - Kendall Park, NJ
DESCRIPTION: Sweetwater performed a gut and re-do on 21,600 square feet of an existing building, with construction of a 3,400 square-foot addition within a corporate campus. The building accommodates both divisions of the company, along with a tenant. Open and closed office space, board room, conference rooms, training room, café and utility areas were fit out. All new electrical and gas service, and HVAC systems, were installed throughout.

ARCHITECT: Ware Malcomb, Princeton, NY
DESCRIPTION: The scope involved interior improvements to an existing tenant space of 12,500 square feet, on the building’s 5th floor. Included creation of reception area, multiple conference rooms with movable walls, open, closed and flex offices, pantry, server, and wellness rooms. A horizontal garden wall accents the bright outdoor-in design. The existing west side roof deck was also modified to be accessible, with a new door, pedestal tile system, guard rails and lighting. Subsequently, Sweetwater is performing a renovation of Amicus’s 4th floor offices.
ARCHITECT: Howell Belanger Castelli Architects, New York, NY
DESCRIPTION: Distribution center and office fitout of 18,000 square feet within existing shell warehouse space. Environment created includes reception, conference rooms, open office, large breakroom, employee lockers, gym, and training room. New underground plumbing for restrooms and showers. Special design elements included acoustic baffle ceilings and A/V niches. Other projects within Phase 2 of upgrades include electrical and mechanical power upgrades to the Metrology Lab, where measurement and calibration issues are tested and resolved.

ARCHITECT: HOK, Philadelphia, PA
DESCRIPTION: Sweetwater performed this relocation renovation of 76,000 square feet at 100 American Metro Center, to serve as a high-tech headquarters for this repeat client. The interior landscape consists of open and closed offices, with more than a dozen conference and meeting rooms, filing and support, reception and hospitality, pantries and café, and new restrooms. Construction highlights include 7 different flooring types including epoxy terrazzo, 5 ceiling types, extensive millwork, wood and fabric-wrapped wall panels, and a variety of lighting fixtures. Varied ceiling heights meant install of linear diffusers and raising sprinkler lines. Electrical floor boxes were installed, with new and relocated electrical panels. A new exterior entrance canopy was constructed and installed to complete the conversion to this attractive and accommodating space.
